Types of Home Loans:

Conventional Loans:
• Not backed by the federal government
• Can be used for your primary residence
• Overall lower borrowing costs than other loans
• Require higher FICO Credit Score than other loans
• May require higher down payments than other loans
• Seller is allowed to contribute to closing costs

Government Insured Loans:

There are three government agencies that back mortgages; Federal Housing Administration (FHA), U.S. Department of Agriculture (USDA), and the U.S. Department of Veteran Affairs (VA) helps more people become homeowners.

FHA Loans:
• Less down Payment than other loans
• Lower FICO Credit Score accepted than other loans
• Mortgage Insurance is required for this type of loan
• Seller is allowed to contribute to closing costs

USDA Loans:
• Great for moderate to low-income borrowers in rural areas
• Requires home purchase to be in a USDA eligible area
• Buyer may not be required a down payment in certain circumstances
• Additional fees apply; an upfront fee that can be financed in the loan

VA Loans:
• Low interest mortgages for members of the U.S. Military (active duty and veterans) and their families.
• Does not require a down payment (100% financing)
• Closing costs and fees are capped and may be paid by the seller
• A funding fee is charged for this type of loan that can be paid upfront or financed with the loan
• No mortgage insurance is required or minimum credit score
