I’ve closed close to 1000 wholesale deals and I’m not stopping anytime soon. Creative real estate investing has been a game changer for so many of my students and it doesn’t matter what your experience level is. I’ve taught so many students with little to no experience in real estate how to invest through creative real estate investing!
Now these steps I’m going over today are actually how I closed my first couple deals and how I’m still closing deals today! It’s how to invest without digging into your own pockets, pulling your credit into it or asking others for money. This strategy is perfect for anyone that is looking for MORE out of life but might not have the money to invest right now as long as you’re willing to put in the work.
So let’s dive in…
The first step is to build a cash buyers list! It’s all about utilizing technology, you have one of the most powerful tools in your hands right now that can connect you with everyone. You can join real estate investing groups, realtors groups and even doctor groups and small business groups. Then you infiltrate those groups! You put in some heart and hustle and you slide into those cash buyer DM’s. Or you can buy a realtor list and utilize email marketing to build your cash buyers lists and build connections. The opportunities and creativity are endless in this step, it’s just up to you to put in the work.
Step number two is to network with local wholesalers. By going to meetups, searching other local We Buy Houses companies, going to real estate investor association meetings, searching through craigslist, facebook groups and more, you can find other wholesalers without putting up much money. After you build those connections you co-wholesale! You let these other wholesalers find the houses, go knocking on doors and searching for homes. Then do you know what you do? Show up with a HUGE cash buyers list!
Finally step number three: sell inventory to cash buyers. With the first two steps you have to be able to hustle, with this one you have to act smart! This means having the correct paperwork, using specific hacks and being on top of your game so you don’t get screwed!
