i made a subject to deal when i was 25. I read some books and learned a little bit and found a good home. I was a little nervous, but i just went for it.

I havent actually made any sucessful deals yet, i found a foreclosure and made an offer, but the deal didnt work out. Im 32 right now. I'm just saving my cash right now looking for a good deal. If i can find the right property, I will make sure i find the money. I see real estate as a long tern strategy for wealth building. Hopefully i can make some smart investments and in the future do this full time

im in my late 30's i started a few years ag wholesaling properties to other investors. I would definantely reccomend this as a way to get started with real estate investing and learning the ropes. You dont need cash to invest and you can make some decent cash doing it. It is defiantely a good way to get comfortable with real estate. Also make sure and follow the properties you are wholesaling and birddogging, watch what other investors are doing to them and what types of profit they are making. This will give you a good feel of the market you are in.
